@Rohn007: I purchased Office 2010 Professional and chose Office 2013 Professional with a permanent one-PC license as my upgrade. I DID NOT choose Office 365 as my upgrade. What I got was a small (<500 KB) executable that I ran and it downloaded and installed ALL the pieces of Office 2013. I was not given a choice as to what programs (do we call them apps now?) to install or what features of each to enable as I was used to when I installed Offcie from a set of disks. However, Office 2013 seems to work fine - whatever that little installer installed seems to be what I use.

I was able to download the DVD image file on 23 Feb 2013. The steps below were what I was doing before, but now they appear to work (get you to an actual ISO file download).
- Go to http://office.microsoft.com
- Click on 'My Office'
- Log into the account you used to buy office 2010 and get the upgrade. You will see a screen showing the documents on your SkyDrive (if any).
- Click 'My Account' on the right hand side of the screen. You should see a screen with 'My Account' and 'Office Professional 2013' on the top.
- Click 'Install from a disc' in the list under 'Account Options'
- Click 'I wnat to burn a disc'. The next screen should show your key in a box on the right side and a big green button labeled 'Download' at the bottom.
- Click 'Download'. The file is 'ProfessionalReatil.img' and is 2.04 GB.
- Save that file to your harddrive and burn it to a DVD using your favorite DVD burner
Caveat: I have completed the download of the file, but I have not yet burned the image to disk.
